Marathon Management
Marathon Management has been going the extra mile since 2005 as a full-service property management company in the greater Memphis area. We currently manage over 1,500 residential properties, as well as an additional 250 commercial leases in partnership with our sister company, Gregory Realty. With our experienced team, we work both in the office and in the field to ensure that operations run smoothly.
The need for a rental management company was realized when its founders, Hulet and Jackie Gregory, needed a more efficient way to oversee the rental properties that they and their investors owned. The name of the company came from one of Hulet’s favorite activities— long-distance running. The name is fitting, because much like long-distance running, it takes time, effort, and dedication to reach your goals. And by embodying those qualities, we at Marathon Management seek to help you reach all your investment goals by providing first-rate service.
Serving as an intermediary between property owners and residents, we are responsible for tenant placement, collections, maintenance, paying operating expenses as needed, as well as overseeing vacant properties. Since we handle all the steps within the rental process, this allows our clients to have limited involvement while collecting cash flow from their investment properties. Our goal is to provide property owners comprehensive services to meet their specific needs, while providing quality homes for our valued residents!
Our Services
Rental Payments
We know that time is of the essence, which is why we offer quick and easy payment options to our tenants. Tenants can pay with either direct online payments, in-office payments, or our new RentMoney program. This program allows tenants to pay their rent at the closest Walmart, Kroger, or Ace Cash Express.
Property Management
In the years since its inception, Marathon Management has grown into a full-scale property management operation. The staff oversees every facet of the management process. Maintenance, collections, and tenant placement happen in-house, while a team of full-time project managers oversee our properties in the field.
Tenant Placement
The keystone element of a successful rental operation is having a reliable tenant. Our tenant screening process is backed by a team of licensed realtors and leasing consultants, who are all dedicated to finding the right fit for your property.

Hulet
President

Hulet Gregory took thirteen years of experience with Wells Fargo and created his own business focused on real estate investment in 2003. In the years since, Hulet and his wife, Jackie, have amassed a conglomerate of real estate companies involved in all phases of the real estate investing cycle. He has diversified into both ownership and property management through his companies Memphis CashFlow, GP and Marathon Management, LLC. Hulet’s intuition and business savvy are attributed to his companies' successes as they continually expand beyond the greater Memphis area into other parts of the Mid - South, most recently into Little Rock. He graduated from the University of North Alabama with degrees in both Finance and Economics. Outside of work, Hulet enjoys running, traveling and spending time with his family.

Eric

Eric is one of our longest serving employees, having been hired in September of 2012. He has worn a lot of hats in his time (and looked great in them all!), working as the International Sales Liaison for Memphis Cash Flow and as Director of Marathon Management, LLC. Currently, Eric is directing the efforts of REI Capital, LLC. His other duties also include Human Resources and operational support activities for all five of our affiliated companies. The best part of the job for Eric is organizing company operations and systems to include best practices, new technology and the best application of personnel and assets. When he's not busy at work, Eric enjoys quite the array of hobbies, such as martial arts, poker, and scuba diving. He has five daughters, a son and two grandchildren.

Will
Director of Operations

Promoted to Director of Operations for Marathon Management in August of 2022, Will Morgan brings great energy and a zeal for effective communication to his performance every single day. Having first joined the Marathon Management team as Commercial Property Manager back in 2017, his eagerness to, in his words, keep “crushing it” was quickly recognized, and he was promoted to the position of Director of Acquisitions for Memphis CashFlow in August of 2020. With both personal and professional experience in every aspect of property investment, Will is perfectly placed to effectively lead the Marathon team. Will is a graduate from the University of Alabama where he holds bachelor’s degree in Business Management. He also recently earned his master’s degree in Business Administration from the University of North Alabama. Will, originally from Arab, Alabama, currently lives in Memphis, TN with his wife and two children.

Melissa
Commercial Property Supervisor

Melissa has been working for Marathon Management since May of 2014, working her way up from Maintenance to a position as the Commercial Property Supervisor. She oversees all aspects of Marathon's growing commercial division, which includes retail spaces, offices and warehouses. Her favorite part of the job is seeing the blank canvases of available units turn into functional spaces for their occupants. A native Memphian, Melissa is a University of Memphis alum who loves to travel and spend time with her family.

Autumn
Leasing Coordinator

Autumn is a licensed realtor in both Tennessee and Mississippi and currently serves as Leasing Coordinator for Marathon Management. She brings her 10+ of experience in customer service and relations into her current position. Autumn is responsible for all lease signings as well as negotiating and implementing lease renewals. Outside of work, Autumn enjoys outdoor activities such as kayaking and camping , especially with her four beautiful children.

Delores Jones

Gathering information on potential clients, showing properties and submitting applications is all in a day's work for Delores! Having worked for Marathon Management since February of 2018, Delores is very successful in her job and has earned the coveted title of Top Leasing Agent for the last three years straight. She enjoys making people happy when she can find the perfect house for them and their families. Delores has lived in Tennessee all her life, having trained in special real estate courses, realest ate practices, property management, real estate investment and creative financing. Delores enjoys spending time with her family as well as traveling and entertaining.

Rosalyn Alexander

An employee of Marathon Management since 2018, Rosalyn stays busy in her job as a realtor ! She assists customers in finding their perfect rental home, which includes collecting documents, following up on leads and referrals, collecting security deposits and meeting clients to tour properties. Her favorite part of the job is building rapport wi th prospective tenants and hearing the excitement in their voices when she calls to tell them that their application has been approved. Rosalyn loves to dance and gather with her family and friends. She is currently working on a novel and has a little dog named Honey.

Katie
Client Relations Manager

Katie moved to Memphis CashFlow in 2016 to serve as an assistant to Clifton Stone after working with Marathon Management in the Maintenance Department from 2014 to 2015. In 2017, she created the MCF's successful Customer Service initiative, which focused on investor satisfaction and retention. In September of 2022, she was thrilled to be asked to lead the new Client Relations department that was being formed at Marathon Management. The department was created to handle all communications with our investors - its goal is to provide them with fast and complete answers to any and all questions or concerns. Katie has a degree in English Literature from Union University and enjoys singing, writing, and baking. She lives with her husband, David, and their animal menagerie in Cordova.

Renee
Client Relations Specialist

Renee currently serves as a Client Relations Specialist, having joined the team at Marathon Management in March of 2017. She has worked her way up the company ladder in multiple roles, first as Front Desk Representative, then as Accounting Assistant and Collections Administrator before being hand picked to support Marathon's new communications initiative. Her ability to research and quickly answer owners' questions make her an absolute superstar in her position. Renee's favorite part of the job is communicating with owners and being able to make their days brighter. In her downtime, Renee enjoys spending time with her sixteen grandchildren and traveling with her husband.

Amanda

Amanda joined the Marathon Management team in May 2022 and has been a true asset from the beginning! She works in the Maintenance Department as a dispatcher and acts as a bridge between tenants, owners and vendors. She enjoys solving problems and helping tenants whenever anything goes wrong. Amanda has six children (three human, three fur) and loves them all to pieces! In her downtime, she enjoys bowling, shooting pool and being with her family.

Ryan serves as a Government Housing Specialist at Marathon Management. Before coming to Marathon, Ryan gained industry experience as a licensed realtor, working at Crye-Leike for two years. Joining Marathon in 2014, Ryan has worked in multiple capacities before settling into his current role. In his position, he is responsible for handling day to day Government Housing Authority queries. He is a valued team player at Marathon because of his industry knowledge and dynamic skill set. Outside of work, Ryan has his own Property Investment Portfolio which he self - manages. He is also a father and enjoys spending time with his wife and children.

Catherine
Financial Controller

It's a good thing that one of Catherine's favorite things is numbers, because she's busy with them all day, every day! Having joined the Marathon Management team in August of 2020, Catherine serves as the company's Controller. She uses her seventeen years of property management accounting experience to plan, direct and coordinate all accounting operational functions of seven separate companies. However, her favorite digit of all is six: the number of her beloved grandchildren.

Becky
Vacant Property Manager

As a mother to four children along with a motley crew of pets (including dogs, cats , leopard geckos and a tortoise), Becky brings her strong ability to multitask to her role as Vacant Property Manager. It is her responsibility to shepherd vacant properties through a pipeline of repairs and cleaning until they're buffed to rent - ready condition. Her duties also include assisting with tenant move - ins. Becky has been with Marathon since May of 2019 and continues to be an asset to the team.

Whitney M.

Whitney has been with Marathon Management since February of 2020 and is currently serving as the Accounts Payable Specialist. It is her responsibility to receive, enter and research all accounts payable for six individual companies, as well as creating new vendor accounts and having all submitted invoices ready to pay on a scheduled day each week. It is a herculean task, but Whitney continues to excel and exceed all expectations. In her downtime, Whitney enjoys spending time with her family and dogs.

Ty works as a Project Manager for Marathon Management, serving the company since 2012. Ty oversees vacant properties and facilitates repairs with contractors so that they are rent - ready. He is also the lead Supervisor over Marathon's Project Managers. With ten years of experience in the field, Ty’s talent as a Project Manager has earned him recognition as Marathon Management’s 2018 MVP. Outside of work, Ty enjoys spending time with his wife Demia and hi s family, as well as traveling and playing golf.

Jay

Jay began his journey to Marathon by initially working with Gregory Realty. It wasn't long before he was tapped to be a Property Manager, then was finally promoted to his current role as a Project Manager. It is Jay's job to oversee the progress of vacant properties as they are brought to rent - ready condition, mainly by facilitating repairs with contractors. His positive attitude and professionalism make him a perfect fit, as well as a valued asset to the Marathon team. Outside of work, Jay is an avid sport s fan. He stays busy supporting his home - state teams: The Grizzlies, University of Memphis Tigers and the Tennessee Titans.

As the Head Broker for both Marathon Management and Marathon Realtors, Joe stays very busy! Not only is he responsible for company compliance, but he also manages all our associated leasing and sales agents. Joe holds real estate licenses in three states: Tennessee, Arkansas and Mississippi. A University of Memphis alum, Joe enjoys spending his time outdoors fishing, camping and birding. He lives with his wife, C athy, with whom he shares a love of history.

Carla

Hired in July of 2022, Carla is the newest member of the team. She works for both REI Capital, where she processes loans and performs administrative support, as well as helping Marathon Management with Leasing and Collections. She may have multiple roles, but she excels at them all! Carla’s favorite part of the job so far is the friendly office environment and collaborating with a diverse clientele. A lifelong animal lover and wildlife rehabilitator, Carla currently has four dogs and a cat. She most enjoys spending time outdoors, hunting and fishing with her husband of eighteen years, Rob, as well as her three sons, stepdaughter and ten grandchildren.

Chastity

Chastity joined the Marathon Management team in 2022, serving as the company's Front Desk Representative. Her job is arguably one of the most important in the building as she provides a first impression to all incoming tenants and vendors. Chastity excels at this task with her quick smile and professional demeanor. Her job also includes answering phone calls and taking care of general administrative duties. Chastity is a published author and enjoys spending time with her husband and family, as well as traveling the world.

Having joined the team in February 2022, Michael's been pulling out all the stops to market vacant rental properties in the central Arkansas area and find the perfect tenants to fill them. He particularly excels in using social media platforms in his marketing efforts. Michael lives with his wife, three children and their dog.
