Renter Qualifications
- Application Fee: $50 for first applicant with added $50 for each additional adult applicant. Credit + Background Check is a requirement for all adult applicants and the application fee is non-refundable.
- No Eviction, Wage Earner, or Bankruptcies within the past 5 years (*Some exceptions may apply*).
- Income MUST be 3x Monthly Rent [Example: rent amount $1,095 – take-home pay must be equal to or greater than $3,285 per month]
(*This does not apply for clients who are receiving housing assistance, for example: THDA, Section 8, Vash, MIFA, CAAP*. Contact your Marathon Leasing Agent with questions about these programs.) - Must prove past 2 months of income.
- Security Deposit + First Month’s Rent due at closing (*Security deposit amount may vary based on application*).
Minimal Requirements for Applications with Voucher Assistance:
- Prospects will need proof of income that is 2.5x monthly rent [Example: $895 x 2.5 = @2,237 monthly household income]
- Must have a working income and show proof of 6 months on the job.
- Must be able to provide a Rent Ledger or VOR (Verification of Rent) for at least one year of rental history.
*MUST be a Pre-Approved Applicant to View a Property.
**Approved Applications Valid Only 30 Days.
***Max 30 Day Hold on Pre-Approved Applicant Properties.
****Security Deposits Are Non-Refundable after Approved Application & Property Has Been Removed from Market.
